What is inspected is determined by the Massachusetts Standards of Practice. Keep in mind only that which is visible and accessible at the time of the inspection can be inspected (266 CMR 6.00). If we can reach it, we'll inspect it. But, if there's snow of the roof, the electric panel is blocked, the attic is sealed shut, it just can't be inspected. In any event, here's what we do:
- EXTERIOR INSPECTION: Roof, siding, windows, doors, driveway, walks, walls, decks, patios, grading, drainage,
- SYSTEM INSPECTION: plumbing: supply lines, faucets, water heaters, interior drain lines. Electrical panel, subpanels, breakers, service ground. HVAC furnace/boiler, air compressors, heat pumps, air handlers, thermostats, ventilation recovery systems, etc..
- APPLIANCE INSPECTION: Cook top, oven, dishwasher, built-in microwave, trash compactor, wine cooler, refrigerator, built-in coffee maker, garbage disposal, keg-erator, wine cooler, etc..
- FOUNDATION INSPECTION: concrete, field and cut stone, brick, masonry block, insulated block units, etc.
- STRUCTURAL INSPECTION: floor joists, wall assemblies, subflooring, carrying beam, support columns, stairs, weight bearing walls, attic framing, etc..
- INTERIOR INSPECTION: Doors, windows, floors, walls, ceilings, closets, etc..
