Home Inspections for Buyers - What's Inspected

Know the details

Home Inspections for Buyers: What is inspected is determined by the Massachusetts Standards of Practice. Keep in mind only that which is visible and accessible at the time of the inspection can be inspected  (266 CMR 6.00). If we can reach it, we'll inspect it. But, if there's snow of the roof, the electric panel is blocked, the attic is sealed shut, it just can't be inspected. In any event, here's what we do:


  • EXTERIOR INSPECTION: Roof, siding, windows, doors, driveway, walks, walls, decks, patios, grading, drainage.
  • SYSTEM INSPECTION: Plumbing: supply lines, faucets, water heaters, interior drain lines. Electrical panel, subpanels, breakers, service ground. HVAC furnace/boiler, air compressors, heat pumps, air handlers, thermostats, ventilation recovery systems, etc.
  • APPLIANCE INSPECTION: Cook top, oven, dishwasher, built-in microwave, trash compactor, wine cooler, refrigerator, built-in coffee maker, garbage disposal, keg-erator, wine cooler, etc.
  • FOUNDATION INSPECTION: Concrete, field and cut stone, brick, masonry block, insulated block units, etc.    
  • STRUCTURAL INSPECTION: Floor joists, wall assemblies, subflooring, carrying beam, support columns, stairs, weight bearing walls, attic framing, etc.
  • INTERIOR INSPECTION: Doors, windows, floors, walls, ceilings, closets, etc.
  • AND THAT'S JUST THE START OF IT: Visit the State Standards for a full itemization, along with exclusions and limitations. 


What to Expect

  • Your Inspector will take between two and three hours on site to complete a comprehensive Home Inspection.  
  • With larger estates, distressed homes, apartment buildings, we bring along a team of inspectors specific to the task. 
  • PLEASE, do not schedule contractors, designers, architects or other trades people to be at the inspection. Our work specific to your property and is inspected by procedural protocols that should not be interrupted. When others are around doing tasks, turning things on and off, opening and closing doors, etc., the integrity of the home is disturbed, derailing the inspection process. 
  • After the inspection, we do what few others do. We review all data, conduct research, consult manufacturers, and have everything reviewed BEFORE we send you the report. This assures you get the accuracy you need.  
  • The report is usually emailed to you by the end of the following day.
